From inspecting a house that a client is thinking of buying to assuming full responsibility for overseeing the construction of a villa or building.
Whether the client is a private individual or a company developing a resort, the process is the same: only the scale of operation changes. Algarve Project Management can be involved from the earliest stages of walking the land and checking the feasibility of the intended project including planning issues and all relevant costings.
Assuming the project proceeds, we work expands to include choice of architect and, if necessary, builders and other tradesmen and specialists as well. We will represent the client throughout the process, keeping in constant touch with progress on the project, dealing with day-to-day decisions and problems as they arise and keeping the client fully updated on a regular basis, and live if necessary, using skype.
Often the client is based away from Portugal and it is therefore reassuring to know that there is someone with experience and know-how taking care of the project on site. We have the pleasure of doing it for you.
For developers, project management can mean co-ordinating up to 40 or more contractors, all of whom need to be briefed and brought on stream at the appropriate time so as to keep the project flowing. The brief from the developer to Algarve Project Management may also include assistance with drawing up the contracts for the various contractors and help with descriptions and specifications.

PRE-CONSTRUCTION
Assist client with appointment of architect and design engineers.
Day-to-day liaison with and management of architect and design engineers.
Develop design brief with client.
Review all designs and specifications.
Follow up planning approvals.
Produce budget, reviewing as necessary.
Produce Bill of Quantities.
Take care of tendering process for infrastructure works.
Obtain client approvals / “sign-offs” at all relevant stages.
Help with all necessary paperwork including contracts and licensing documents.
Agree procedures with client for communication, cheque requests, payments etc.

DURING CONSTRUCTION
Site visits as required or, if required, a full-time on-site presence.
Manage the on-site works in accordance with the approved contracts, drawings and specifications.
Implement corrective works if necessary to ensure qualitye.
Advise client of cost, time and quality implications of any proposed changes.
Contract a Health & Safety Officer for the project on behalf of the client and ensure that an appropriate Health & Safety policy is adopted on site.
Maintain and update a construction program for the project.
Manage budgets and all stage payments.
Co-ordinate regular site meetings to review progress, quality and cost issues.
Produce regular reports for the client, and photographic records.
Advising on payments and providing up to date financial reports.
Meet with local authorities as and when required.
Co-ordinate all site logistics.

HAND-OVER
Carry out provisional hand-over with list of corrective works – “snagging list”.
Manage correction of these works.
For developers, assist client in hand-over of infrastructures to the local authority and recovery of guarantees.
Agree all final accounts.
